OVERVIEW

A refined townhouse development crafted for modern coastal living.

Amelia Villas is a boutique nine-townhouse development in the heart of Maroochydore, shaped around simplicity, comfort and a light-filled coastal aesthetic. Its design emphasises functional layouts, contemporary interiors and a lifestyle-led approach suited to both owner-occupiers and long-term investors. EVLTN originated the opportunity and provided development and project management services through feasibility, approvals, and delivery.

As Development & Project Manager, EVLTN is overseeing the full lifecycle of the project — coordinating design, procurement, construction programming and quality assurance to ensure clarity and confidence throughout delivery.

Our role includes managing consultant inputs, refining design documentation, running tender processes and contractor engagement, and overseeing site progress, WHS and compliance. We ensure the construction phase remains efficient, commercially grounded and aligned with the project’s design intent.

LOCATION

Set within the thriving Maroochydore precinct, Amelia Villas benefits from a coastal lifestyle paired with exceptional urban convenience. Residents enjoy proximity to Sunshine Plaza, the new CBD (Maroochydore City Centre), local schools, cafés, gyms and green spaces — all within minutes of the beach.

The area’s blend of amenity, transport access and relaxed coastal character makes it one of the Sunshine Coast’s most desirable growth locations, offering strong long-term appeal for both residents and investors.
